About

CTP Clubhaus is a community centre within CTPark Bucharest West, the largest industrial park in Europe. It serves both the tenants of the industrial park and the nearby villages, providing a range of facilities including offices, a canteen, a medical centre, a retail store, meeting rooms, and an amphitheatre. The outdoor area features lush vegetation, barbecue facilities, fitness equipment, and electric charging stations. CTP, Europe's largest listed owner, developer, and manager of logistics and industrial real estate, aimed to set a high standard for sustainability with this project, which has now achieved the highest BREEAM International In-Use score globally.

Background

CTP Clubhaus was designed to support the industrial park's tenants while enhancing the local community's quality of life. The facility includes amenities such as a canteen, medical centre, and retail store, as well as outdoor spaces with fitness equipment and lush vegetation. The project aimed to provide relevant community facilities, ensure energy efficiency, and offer excellent health and wellbeing conditions for its users.

Challenges

The primary challenge was to create a facility that not only served the needs of the industrial park's tenants but also enhanced the surrounding community's quality of life. The project needed to achieve high sustainability standards while addressing the environmental impact of a greenfield development.

Additional challenges included ensuring the building's features supported energy efficiency, water conservation, and high indoor air quality. The project team had to make small adjustments to secure additional BREEAM credits, such as adding interior blinds with appropriate light transmittance values and installing large umbrellas for outdoor seating areas to protect them from weather conditions.

Solutions

To address these challenges, CTP Clubhaus chose BREEAM to help them shape the sustainability of the project. They incorporated several innovative technologies and sustainable design features. Photovoltaic panels were installed to power air-source heat pumps, and AHU units ensured clean indoor air, contributing to high energy and water efficiency. The project also included generous landscaping with mature trees, shrubs, flowers, and a vineyard, enhancing the ecological value of the site. Green roofs, bird nests, feeders, and insect hotels further promoted biodiversity.

The design focused on creating community and wellbeing benefits, providing accessible facilities for the people working in the industrial park and nearby villages. This included amenities such as barbecue facilities, fitness equipment, and electric vehicle charging stations. Community-oriented spaces like a medical centre, amphitheatre, and retail store were also integrated into the facility, fostering social interaction and supporting health and wellbeing.
